Frequently Asked Questions
The Timber Ridge Village Condominiums are comprised of 294 units in a total of seven buildings with a mix of studio, one-bedroom, two-bedroom, three-bedroom and four-bedroom units. The ground floor of each building includes parking and storage in a podium parking garage. The balance of parking for the new units will be provided throughout the site and along Lions Ridge Loop at the rear of the site. There will also be a new upgraded bus stop for the neighborhood and Lions Ridge Apartments in the approximate location of the current Timber Ridge bus stop.
The new Timber Ridge Village Condominiums are a public private partnership between the Town of Vail and Triumph Development West. Triumph Development West is the developer of the new condominium homes. Once the site and podium level are completed, Triumph will construct the seven new condominium buildings. The new homes will be sold to non-profit organizations, businesses and individuals that meet the requirements of the Timber Ridge Village Deed Restriction which will limit occupancy to employees of businesses in Eagle County.

The new condominiums at Timber Ridge Village will be sold to non-profit organizations, local businesses and local residents who meet terms of the Deed Restriction. A qualified owner is generally described as either an entity doing business in Eagle County or a person that works a minimum of 30 hours per week at a business located within Eagle County and earns at least 75% of their annual income from said business.
Eagle County’s businesses and organizations are the first group invited to reserve and purchase homes that will be leased to qualified employees. A total of 167 homes have been set aside for this group of buyers. Reservations are open to businesses at this time and can be made by contacting timberridge@triumphdev.com.
Individuals interested in purchasing homes will be invited to participate in a community lottery selection process that will be hosted in conjunction with the Town of Vail once construction on the development is underway. The design and entitlement plans have received final approval from the Town of Vail. Construction of the Timber Ridge Village Condominiums will begin in the summer of 2024 beginning with demolition of the existing buildings and excavation of the site and the construction of the podium level of parking will immediately follow.
Vertical construction of each building will commence upon completion of the individual building pad sites. The development will be completed in phases with the projected completion of each building as follows:

The Purchase and Sale Agreement (PSA) and Condominium Documents are being finalized and will be published to this website when they become available in early May 2024. Businesses with reservations will receive an announcement when each of these documents become available.
Business owners will be invited to participate in a Residence selection process. At this time, you can finalize your exact unit type and location as well as parking.
If you are a business owner and are interested in reserving a new home(s) at the Timber Ridge Village Condominiums, we would be happy to discuss which home types are still available and the process for signing a Reservation Agreement.
Once you sign the Reservation Agreement you will be asked to post a fully refundable $15,000 reservation deposit with Land Title Guarantee Company. The reservation deposit assures that we will hold a home for you until a Purchase and Sale Agreement is signed.

A total of 87 homes are being reserved for individual buyers. Individuals will be invited to participate in a community lottery selection process that will be conducted in conjunction with the Town of Vail once the project is under construction. 100% of the new homes at the Timber Ridge Village Condominiums will be deed restricted. The new homes are being deed restricted to ensure homes are only occupied by residents living and working in the Vail community. The Deed Restriction will include the following terms and restrictions:
- Each home must be owned by either (1) a business entity with a physical presence within Eagle County and rented to a qualified tenant, or (2) a qualified owner who works for a business with a physical presence within Eagle County.
- For businesses that own a Timber Ridge Village home, the Deed Restriction will specify:
- The home must be leased to a qualified tenant of a business in Eagle County who works an average of 30 hours per week and earns 75% of their annual income from said business.
- Short-term rentals of less than 30 days are prohibited.
- There is no price appreciation cap on the future sale of the home.
- Annual deed restriction compliance verification is required.
- For individuals that own a Timber Ridge Village home, the Deed Restriction will specify:
- The home must be owned by and the primary residence of at least one qualified owner employed at an Eagle County business who works an average of 30 hours per week and earns 75% of their annual income from said business.
- Owners are permitted to lease bedrooms to other employees of Eagle County businesses.
- Short-term rentals of less than 30 days are prohibited.
- Annual deed restriction compliance verification is required.
The remaining terms of the Deed Restriction are being finalized with the Vail Town Council and will be published to this website when it is finalized.
There are no limits to the income or assets for a qualified buyer at the Timber Ridge Village Condominiums. However, for individual buyers, 75% of one homeowner’s income must come from a business located within Eagle County.
The Timber Ridge Village Deed Restriction is intended to meet the underwriting criteria of local mortgage lenders as well as conventional mortgage financing. It’s important for all applicants to go over the terms of the draft Deed Restriction with their mortgage lender to ensure that its terms are considered during the mortgage underwriting process.
A list of local mortgage lenders familiar with the Town of Vail deed restriction requirements can be found on the Town of Vail website at Vail.gov/Housing.
The development team is focused on building all-electric, energy-efficient homes that incorporate energy-saving appliances, air source heat pumps, photovoltaic solar for the community, as well as meeting the stringent requirements of the Town’s building and energy conservation codes. The opportunity for vehicle charging stations will be supported through the new development.
Each home purchase includes a standard one-year warranty from the general contractor and will be detailed in the Timber Ridge Village Purchase and Sale Agreement. Each new homeowner will be furnished with an electronic copy of all owner’s manuals and manufacturer’s warranties on appliances and fixtures.
It’s possible to own other residential real estate or land within or outside of Eagle County. However, when an individual purchases a Timber Ridge Village home, it must be the owner’s primary residence.
Each home at the Timber Ridge Village Condominiums will include the same tasteful interior design package. New homeowners can customize this interior design only after taking possession of the home.
Yes, there will be Type A accessible homes available in a range of unit types and locations. If you are in need of an ADA accessible home, please reach out to us so we can share the details of these homes.
As a condominium community, a homeowner’s association will be formed to oversee and administer the business of the community. Estimated HOA dues are being finalized and will be available soon. These fees will include HOA property management costs, water, natural gas for backup generators, sewer, trash/recycling, insurance for the base-building (“wall studs out”), seasonal snow removal, year-round maintenance of common areas (community rooms, hallways, podium and surface parking, landscaping), and capital reserve fund assessments. Each home is separately metered and will receive a separate electric bill. Internet service is from local providers. Individuals will also need to pay individual real estate property taxes as well as insurance for the interior areas of their home (“drywall in”).
Water and sewer will be metered collectively. The cost of the HOA fee for water and sewer usage will be calculated based on a pro rata share of square footage of each home and included in the monthly HOA dues. Water used for irrigation and other outdoor purposes will be billed to a shared meter paid for by the HOA and included in monthly HOA dues.
Other than water and sewer, utilities for each home such as electricity and broadband internet will be individually billed to each owner. Owners will receive the financial benefit of onsite solar generation by a savings in the HOA’s monthly electric costs as these solar panels will be wired to the common “house panel” for each building.
